A survey is a list of work, written by someone who will not be paying for it. Start with the recommendations, then ask what fails if you ignore each one for a season.

Moisture readings and osmosis language need a second conversation with the surveyor, not a panic from the pdf. Structural notes are the ones that move a price. Cosmetic notes are the ones you live with.

Take the survey back to the brokerage before you walk away. A priced list of the serious items is a negotiation. A mood is not.
